Is doing fixer uppers still a good real estate investment stratagy?
Some years ago I did a single family home rehab. It went pretty good. At that time the financing was plentiful and the home market wasn’t bad at all. Is doing rehabs in this market still a good move? I’m from Philadelphia and the home market here isn’t what it used to be but not horrible.
The short answer is no, don’t do it.
As long as people who need to sell (moving for a job, divorce, lost a job, etc) can’t do so easily, the buyers will be driving sales. They can pick from any home they want…and a desperate seller will take a loss, making their house cost less than yours.
