
When you buy a house, you should be aware of different things that can limit their control over the property. This is also true for finite lots and homes for single family homes, condominiums and apartments. It's a good idea to understand these limits before you buy, so you can decide if you're willing to live with them or not. After purchasing, it is too late, you're stuck.
Zoning
In most jurisdictions, zoning limits like a piece of property can be used. There are many variations of residential zoning. In some cases, do not allow commercial activity. Some allow business, but no sign. In some cases, no vehicle may be parked trade regularly.
Some residential zones permit only one house per quarter acre, or ten per acre acres. Most limit the owner's ability subdivision. Some do single family homes, while others allow high-rise apartments. Always others allow apartments, but limit the height of apartment buildings. Many do not allow mobile homes.
Some jurisdictions have "overlay districts, as well as zoning. These are common in areas with many old buildings and the community's desire for conservation.
